Project Aim

To rezone land from rural to residential for Communities Tasmania, to provide for increased affordable housing in response to the state’s housing crisis.

What we did

This was a complex rezoning that will deliver 100 new residential lots for affordable housing through a recently approved subdivision. The proposed 12.6 ha subdivision site is on land at 50 Wildor Crescent, Launceston, which had a number of constraints relating to Aboriginal heritage, protected vegetation, bushfire and landslip hazards, scenic protection, railway line and the stringent requirements of the Northern Regional Land Use Strategy.

To obtain approval, we prepared a Planning Report, Local Strategy with an assessment of all impacts (amenity, services, traffic, landslip etc). To accompany the strategy, our planners prepared a Housing Supply and Demand Analysis and Landscape Impact Assessment. Subconsultants reports, included:

• Aboriginal Heritage Assessment
• Natural Values Assessment
• Bushfire Hazard Management Report 

Key outcomes

The rezoning proposal underwent stakeholder consultation before being approved in the Tasmanian Parliament under the Housing Land Supply Act 2018.
